Objective

After the course the student has understood that the property must be maintained, serviced and repaired on a regular basis to the condition, use, and maintain the value of the properties. The student has a basic knowledge of building engineering systems management, as well as the repair of defective cleaning, waste management and the external zone management.
Students are able to draw up the use of the building and maintenance instructions as told in building regulation. The student will tender for the overall property management and property management agreements, as well as the preparation for the care and maintenance work and its supervision.
Students are able to describe the condition assessment and condition surveys procedures and to understand their role in repair decisions regarding
The student knows the heat, electricity and water consumption measurement methods and he understands the importance of regular consumption monitoring to building's energy economy.
The student will be familiar with old construction methods and structures, as well as the methods of examining the condition of old structures and systems in order to decide on their preservation or renovation. The student is familiar with the phases of a renovation project and knows that the content of the tasks of each interest group in each phase affects the result of the project. . The student will know the steps included in planning building services systems and how they are documented. The student will be able to plan the renovation of a typical residential building on a project plan level, and will be familiar with the related decision making and construction process.

Content

The extent of different sections is told in credit units.
Operation and maintenance (5 cu): Technical systems maintenance and repair, operating and maintenance instructions, property management, tendering and contracts, care and maintenance control and organization.
Structural- and Building Services Engineering in Renovation (5 cu): Existing building services systems from different areas, older methods of installation, older fittings and their replacement with newer ones, condition surveys and the like, implementing public rules and regulations on renovations, contracting for renovations, special requirements due to the older architectural features.
Management of renovation process (5 cu):
Renovation project and starting points for the process, binding the commissioner to the process, preparation of construction, forms of contracting and contract documents, contract matters and terms of contract in construction, the duties and responsibilities of parties, collaboration during construction, solving disagreements, informing facility users and other notifying. Project planning, commissioning planning and supervision of planning, supervision and receipt with the various stages, flow of information, condition investigations and surveys, applying regulations in renovation
Process Skills in Renovation Project: Design and drafting of documents related to a typical renovation project

Edellisen lisäksi opiskelija osaa selittää opintojaksoon liittyvät peruskäsitteet ja -lait sekä osaa soveltaa niitä laajempien tehtävien ratkaisemisessa.

Edellisten lisäksi opiskelija osaa ratkaista vaativimmat analysointia tai perusteluja edellyttävät tehtävät lähes virheettömällä tasolla.
